Keller Williams Realty New Orleans

First-time buyers find home in New Orleans.

Pilar Blanchard — Uptown & Mid-City Real Estate Agent · Keller Williams Realty New Orleans

I help first-time buyers, investors, and families move through the New Orleans market with patience, plain answers, and no pressure.

About Pilar

A patient guide who came to this work the long way around.

Before real estate, I spent more than a decade in human resources — at Reebok International, Delta Air Lines, and TJX — learning to listen closely, communicate clearly, and negotiate well. I later moved into the nonprofit world as a client services manager and, eventually, executive director. Every step taught me the same thing: people make their best decisions when they feel informed and supported.

I have relocated eight times, worked with agents good and not-so-good, and spent years scoping out homes and learning markets simply because I love them. Getting my license was a way to become the person I always wished I'd had on my side — the one who helps you see a home's potential and understand its real value.

I'm a transplant, and New Orleans won me over with its warmth, its food, and its genuinely authentic people.

This is not just a party city; it's a place to put down roots. A perfect Saturday for me starts at one of my son's games at the Fly, the open stretch of Audubon Park along the Mississippi, then meeting friends to break bread or wander a festival, and ending the night somewhere good we can walk to.

What I do

Built around first-time buyers — and the people the market overlooks.

Education first. There is no such thing as a dumb question. I come from a training background, so I genuinely enjoy walking you through the process step by step.

01

First-time buyers

Patient, detailed, and backed by trusted mortgage, title, and insurance partners. I break the process into plain steps so it never feels like more than you can handle. The goal is simple: that you feel confident moving forward.

02

Investors

Whether it's your first rental or your fifth, I help you read a market, weigh price against potential, and build a plan that fits your numbers — not someone else's idea of a good deal.

03

Nurses & relocating professionals

New to the city, or working long shifts? I shape the search around your schedule and your priorities, and keep communication steady so nothing slips while you're focused on work.

04

Move-up buyers, downsizers & sellers

Buying and selling at once, or right-sizing for the next chapter — I coordinate the moving pieces so the transition feels manageable instead of overwhelming.

How I work

What the first weeks together actually look like.

No mystery, no disappearing act. Here's the path from our first hello to long after closing.

1

A quick discovery chat

We start with a relaxed conversation to get to know each other and talk through your goals. The point is simply to see whether we're a good fit — no pressure, no commitment.

2

A deeper consultation

We go in depth on goals, search criteria, and financing, review the full process, and map out exactly how I'll add value as your partner — through the good stretches and the bumpy ones.

3

A plan and a communication rhythm

Together we set the plan and decide how we'll stay in touch. I believe in steady, multiple touch points each week, so you're never left wondering where things stand.

4

Touring — or preparing to sell

We tour homes, or prepare yours for the market, with full information sharing: pricing data, showing feedback, website traffic, and clear next steps every time.

5

Under contract

I help you understand the contract, coordinate inspections, handle negotiations, and solve problems all the way to closing. I can't promise there won't be bumps — I can promise I won't disappear.

6

After closing

The keys aren't the end. I stay your point person for value updates, market trends, vendors, and home maintenance for as long as you own the place.

Where I work

Five neighborhoods I know street by street.

From the Freret corridor to the lakefront, here's how I'd describe the pockets of the city I spend the most time in.

West Riverside has the feel of true residential living — single shotgun homes mixed with classic New Orleans doubles, set along quiet, tree-lined streets. What makes it special is that calm without isolation: you can walk to the Freret corridor for some of the best restaurants and coffee Uptown, then come home to a porch and a block where neighbors actually know each other.

Architecture leans toward late-19th and early-20th-century shotguns and doubles, many lovingly restored, some still waiting for the right owner's vision. That mix keeps the street life interesting and gives buyers options across a real range of budgets. It suits first-time buyers who want walkability and character, house hackers eyeing a double to live in one side and rent the other, and anyone who values being close to Tulane, Loyola, and Audubon Park without the noise. If you want to know what's realistic on a specific block today, that's exactly the conversation I love having.

East Riverside keeps that residential feel while sitting a little closer to the city's everyday rhythm — an easy mix of urban and homey. You're within walking distance of the Freret corridor, the neighborhood library, and the universities, with quick access to Audubon Park when you want green space and the river.

Housing is a blend of historic doubles, raised cottages, and single-family homes, which means the price ladder here has a lot of rungs — a real advantage for buyers trying to break in. It's a natural fit for graduate students and faculty, young families who want to walk to a coffee shop, and investors who appreciate steady rental demand from the nearby campuses. Because the inventory is so varied, condition and value swing a lot from one listing to the next; my job is to help you read those differences clearly and pay for what the home is genuinely worth.

Milan is one of the neighborhoods I point first-time buyers toward when they want to get into a great location before prices fully catch up. It's up-and-coming and still relatively reasonable, with the same walkable access to the Freret corridor and its restaurants that draws people Uptown in the first place.

There's real momentum here: a Trader Joe's is slated to open nearby in late 2026, and the lovely walking path down Napoleon Avenue gives the area an easy, everyday outdoors. Homes are largely classic Uptown stock — shotguns, doubles, and modest singles — many of which reward a buyer willing to bring some vision and the right vendors. That combination of attainable entry points, walkability, and clear trajectory makes Milan especially appealing to first-time buyers and investors who want to be early. I keep a close eye on what's moving here, so reach out for an honest read on where values are heading.

Lakeview is where you get a suburban feel while still living in New Orleans proper. Wide, calm streets, larger lots, and driveways make it a favorite for families and anyone who wants a little more room to breathe without leaving the city behind.

The architecture spans a genuinely broad range — modern new construction, traditional homes, and mid-century houses sitting side by side — so buyers have more variety here than in almost any neighborhood I work. Many of the homes were rebuilt or substantially updated over the past two decades, which appeals to buyers who'd rather not take on a full restoration. It suits move-up buyers wanting space and a yard, families prioritizing a quieter pace, and anyone who wants quick access to the lakefront and City Park. Lakeview rewards knowing the blocks well — elevation, build year, and updates vary a lot — and that local read is exactly where I add value.

Mid-City sits right at the heart of New Orleans, and it lives up to the name — a wonderful mix of homes, great restaurants, and quick access to both the French Quarter and iconic City Park. It's central in a way that makes the rest of the city feel close, which is a big part of its appeal.

You'll find everything from historic doubles and Victorian singles to renovated bungalows, often on blocks that have seen real reinvestment in recent years. The streetcar line, the bayou, and the green expanse of City Park give the neighborhood an outdoor life that's hard to match. It's a strong fit for buyers who want to be in the center of things, professionals who value a short commute, and families drawn to the park and the close-knit community feel. As with much of the city's older housing, condition varies widely block to block — I'll help you tell a sound home from one that needs the right vision and the right vendors.

What I believe

What I believe about New Orleans real estate

This city is full of the gorgeous, history-rich homes you see on television — and that same charm often comes with a long life and real wear. With the right vision and the right vendors, those homes can become exactly what you pictured. That second part is where I come in.

What I won't do

I won't trade honesty for a smoother sale. It doesn't have to be pretty, but it has to be disclosed. Buyers and sellers deserve to know what they're getting into so they can make informed decisions. When a seller hides a material defect or a buyer holds back key financial information, the whole process turns sour — and it shouldn't. My job is to keep it transparent, so the experience is less stressful and a little more joyful for everyone at the table.

Why work with me

The same reasons clients tell me they chose me.

One client recently told me she had met with several other agents, but decided to work with me because of the warmth, the authenticity, and the genuine care she felt for her search. That means more to me than any pitch ever could — it's the whole point.

Not long ago I helped a client who had just relocated and knew nothing about the city. The whole place was a blank canvas. Showing her different neighborhoods, narrowing the search to fit her lifestyle and her work, getting her a good price, and making the move smooth — that was an honor, and it's the part of the work I love most.

You will not get an agent who disappears. I work for my clients constantly, I share every piece of information you need to decide well, and I stay in your corner long after closing. Have questions? Call me at 321-525-2641.

Common questions

Questions buyers and sellers ask me first.

Yes, there are programs available for first-time homebuyers. Part of my role is to help connect you with helpful resources and trusted lending professionals who can walk you through your options. I'll help serve as a bridge so you can explore the right loan package, including any first-time buyer programs that may be available to you.

Rather than trying to time interest rates, I'd focus on whether buying now makes sense for your personal and financial situation. If rates drop later, you may be able to refinance. If we find a home you love that fits your budget today, it may make sense to move forward rather than waiting for a market condition that none of us can predict with certainty.

Contrary to popular belief, New Orleans is a very family-oriented city. Beyond the festivals and tourism, it's a city of close-knit communities where families put down roots and build lasting connections. The best area depends on your lifestyle, priorities, and budget, and my job is to help you find the community that feels most like a home.

Those are the two questions every seller asks, and they deserve real answers. I put together a current market analysis for your block, then walk you through the costs that come out at closing — commissions, title, and any concessions — so you have a realistic net range before you ever list. No surprises at the table.

I keep my client load intentional, so you get me — not a handoff to an assistant. You'll have steady communication, honest guidance, and someone who answers the phone. I'm also backed by Keller Williams Realty New Orleans, so you get the resources of a long-established brokerage behind every transaction.
